Young Milan Buyers Target €3,800/sqm Apartments in Emerging Neighborhoods
Purchasers under 35 are targeting apartments priced from 3,800 euros per square metre in rising neighbourhoods while premium zones remain out of reach.
How we reported this

First-time buyers accounted for 27 per cent of all residential transactions recorded in Milan during the first half of 2026, with the strongest activity concentrated in properties listed between 3,800 and 4,600 euros per square metre.
The pattern emerges as citywide averages sit at 5,000 euros per square metre and mortgage rates have eased only marginally since the start of the year. Young professionals priced out of Brera and Porta Nuova have shifted focus to districts where entry prices remain closer to their borrowing capacity, a move supported by data from the Comune di Milano housing observatory released on 2 July.
Activity Concentrated in Isola and Nolo
Viewings at agencies along Via Borsieri in Isola rose 18 per cent in the three months to June compared with the same period last year. Agents report that one-bedroom units measuring 55 square metres now trade near 220,000 euros, a figure that still requires a 20 per cent deposit but fits within the lending limits of many first-time applicants. In Nolo, listings on Via Padova and around Piazza Gae Aulenti’s northern edge show similar demand, with average transaction prices landing at 4,200 euros per square metre for apartments built between 1960 and 1980.
These two neighbourhoods sit within a 15-minute cycle ride of the fashion district offices that employ many of the buyers, reducing commuting costs that would otherwise push total monthly outlays above 1,800 euros. Local branches of Intesa Sanpaolo have reported a 14 per cent increase in pre-approvals for loans under 250,000 euros since April, confirming the uptick in concrete interest.
Practical Steps for Buyers This Summer
Prospective purchasers should check listings on the Comune di Milano portal before contacting agents, as several properties in the 4,000-euro range receive multiple offers within 10 days. Securing a fixed-rate mortgage now, rather than waiting for further rate cuts, protects against any renewed volatility linked to wider European credit markets. Those targeting Navigli for its nightlife should note that entry prices there already average 4,900 euros per square metre, leaving limited room for negotiation on units under 60 square metres.
Early August viewings remain the quietest window before September, when university staff and new fashion-season hires return to the city and competition typically intensifies again.
